Design and Build in Kensington

Kensington is home to some of London's most complete streets - the garden squares and villas around Kensington Square and Victoria Road, the terraces of the Phillimore estate, the lanes between Kensington High Street and Holland Park. Albyns works across W8 from our studio ten minutes away in Chelsea.

A recent Kensington commission began before our client had bought the house. Introduced by their search agent at a viewing, we assessed what planning would allow, set out an indicative cost and programme, and showed how the house could be reconfigured and opened up. The purchase completed with confidence, and we were on site a week later - a twelve-month integrated design-and-build with a full refurbishment, reconfiguration and extension.

Kensington's houses reward that kind of early clarity. Almost all of W8 lies within conservation areas, many houses are listed, and the Royal Borough of Kensington and Chelsea takes a close interest in facades, rooflines and basements. Two decades of working with the borough means we can say early - and honestly - what is likely to be approved.

Our architects, interior designers, builders and project managers work as one accountable team: whole-house refurbishments, extensions and reconfigurations, basements where policy allows, and interiors made for how a family actually lives.
