The most valuable work we do often happens before a client has bought the house. We were introduced to a client and their search agent at a house in Kensington they were considering buying. The property was right in many ways, but the decision turned on a harder question: could it become the home they actually wanted, at what cost, on what timescale, and with what planning risk?
Over the following month we worked closely with the client and their agent. We assessed what planning would and would not allow, set out an indicative cost and programme, explained the party wall process, and developed early design ideas - in our contemporary classical approach - showing how the house could be reconfigured and opened up. And we confirmed the thing every buyer also wants to know before committing: when our team could start.
With that clarity, the client proceeded with confidence. The sale completed, and we began on site a week later - a twelve-month, integrated design-and-build encompassing a full refurbishment, a reconfiguration of rooms and spaces, opening up several areas, and an extension with party wall notices.
What we gave the client was certainty: a clear view of what the house could become, and the confidence that one integrated team would manage it for them - smoothly, and without the gaps that make these projects daunting.
