Pre-Purchase Feasibility, Before You Commit

The most valuable work we do often happens before a client has bought the house. Many of London's finest properties require vision - and reassurance - before a buyer is willing to commit. We provide both.

Engaged before the offer, we attend viewings, walk the property with you or your search agent, and give quick, considered guidance on what is possible: what planning is likely to allow, what the structure will bear, what the works would cost, and how long they would take. Often it is the difference between a buyer offering and walking away.

What we assess

Feasibility - what the property can realistically become. Planning and party wall - what is likely to be approved, and the process. Indicative cost and programme. Early design direction and ideas. A clear, committed start date.

A recent commission in Kensington

We were introduced to a client and their search agent at a house in Kensington they were considering. The property was right in many ways, but the decision turned on a harder question: could it become the home they actually wanted - at what cost, on what timescale, and with what planning risk?

Over the following month we worked closely with the client and their agent: we assessed what planning would and would not allow, set out an indicative cost and programme, explained the party wall process, and developed early design ideas showing how the house could be reconfigured and opened up. And we confirmed the thing every buyer wants to know before committing - when our team could start.

With that clarity, the client proceeded with confidence. The sale completed, and we began on site a week later: a twelve-month, integrated design-and-build encompassing a full refurbishment, reconfiguration, opening up of several areas, and an extension with party wall notices.

Who engages us

Buying agents, search agents, estate agents, private offices, wealth managers and property lawyers - as well as buyers directly. We work quietly alongside your existing advisors, with the discretion that high-profile clients expect, whether the client is in London or overseas.

How to engage us

A telephone call is enough to begin. We can usually attend a viewing at short notice, and initial guidance is quick and considered - designed to move at the pace of a purchase, not the pace of a project. Contact hello@albyns.com or 020 7349 6400.
